Flash UV is a low-VOC, waterborne polyurethane floor coating that uses a combination of photoinitiators and UV light, rather than isocyanates, for curing. This coating contains no hazardous airborne pollutant (HAPs), contains only 10 g/l VOC (compared to 180 g/l or more for most commercial waterborne polyurethanes), and does not use glycol ethers. Typical polyurethanes take a week or more to fully cure, but Flash UV cures almost instantly, so the floor can be used an hour or two after application, making it appropriate for retail or other applications that cannot be shut down for extended periods. Flash UV is available in matte, satin, semi-gloss, and gloss.

UVolve is a line of UV-cured clear acrylic coatings developed for use on concrete, terrazzo, and vinyl composite tile (VCT). Applied onsite, they contain photoinitiators that cure and harden the coating instantly when exposed to UV light, producing a durable, low-maintenance surface that is free of the bisphenol-A (BPA) found in epoxy used in many concrete coatings. UVolve coatings are durable enough that they can be cleaned with soap and water, rather than having to be stripped and refinished, and their fast cure time and low VOC emissions make them appropriate for applications requiring a quick curing floor finish, such as retail outfits or hospitals. UVolve forms a thin coating, so it is not intended to replace all epoxy floor finishes.

Monocoat is available in several formulations and is appropriate for residential and commercial use, as well as interior or exterior spaces. Creative finishes are available, including products that react with the tannins in the wood to produce a unique finish. Monocoat is derived from rapidly renewable flax and carnauba plants. As the name suggests, Monocoat is applied in one coat, and according to the company, if it is properly maintained, it does not need to be resanded. After application, it needs 24–36 hours before being walked on.

According to Harco, the company’s Elite has the hardness and chemical resistance of moisture-cure polyurethane without the toxins. This low-odor polyurethane has a VOC level of 270 g/l with the added hardener. Harco’s Durathane comes with a crosslinker and a lower VOC level (220 g/l) than Elite, but less durability. Like other waterborne polyurethanes, these finishes are non-flammable and dry to a clear finish that won’t yellow. Two-part polyurethanes dry quickly for re-coating but should only be applied by trained professionals. Both of these coatings are available in gloss, semi-gloss, and satin.

Bonaseal and Bona DTS (deep tone sealer) wood-floor sealers are for use with Bona’s waterborne polyurethane finishes (Naturale, Traffic, and Mega). These compounds seal wood, minimize raised grain, provide a build layer, and prevent the finish from penetrating into the wood surface. Using a sealer reduces the chance of sidebonding, where a finish binds floorboards together, and keeps tannins from woods like white oak from bleeding through. Bonaseal will not yellow and has a VOC content of 100 g/l. DTS is a sanding sealer that hardens quickly and sands easily, giving wood a “deep, natural tone,” according to Bona. DTS has a VOC content of 250 g/l. Both of these sealants are Greenguard certified as part of Bona’s floor care system and are only available through Bona-certified installers.

Pro Finisher waterborne sealer seals the grain on wood flooring before the use of waterborne polyurethane finishes. This low-VOC sealer (275 g/l) is a cost-effective first coat that will not yellow or raise the wood grain significantly. Pro Finisher dries for recoating in about an hour, depending on humidity. One gallon covers approximately 550 ft² on maple and 450 ft² on more porous oak. Note that this sealer may darken white oak floors, so it should be tested on a scrap or hidden area first.

PRO Finisher Waterborne Polyurethane is a commercial-quality coating for all types of wood floors. This coating can be used with a catalyst for added durability or without it. Like other waterborne polyurethanes, this finish is non-flammable and dries to a clear finish that won’t yellow. It can be re-coated in about two hours but requires about a week for full cure. Pro Finisher is water- and chemical-resistant, is suitable for high-traffic residential and commercial hardwood floors, and is certified by the Maple Flooring Manufacturers Association for use on gymnasium floors (if used with catalyst). The manufacturer claims Pro Finisher adheres to most oil-based stains and finishes, after proper preparation and dry times, making it suitable for refinishing jobs, but recommends using the company's Pro Finisher Water-Base Sanding Sealer. The product is available in gloss, semi-gloss, and satin. This coating covers approximately 650 ft² per gallon and has a VOC content of less than 275 g/l.

Polyureseal BP is a one-part waterborne polyurethane for use on floors, furniture, and cabinetry. This low-odor finish dries to the touch in about an hour and can be recoated after four to eight hours, but if used on floors, traffic should be avoided for at least a day. Three coats are typically necessary, with each gallon covering approximately 350 ft². Polyureseal PB is certified by Scientific Certification Systems (SCS) to meet the Indoor Advantage Gold standard, which complies with California’s 01350 standard. Available in gloss or satin, these finishes have a VOC level of 275g/l. Note: most one-part waterborne polyurethanes are not as durable as two-part waterborne floor finishes and are generally not used for commercial or heavy residential applications.

Bona’s waterborne polyurethane finishes provide a hard, clear coating for high-traffic residential and commercial floors. Mega and Novia are one-part polyurethanes containing 150 and 220 g/l volatile organic compounds (VOCs), respectively. Mega is durable enough for high-traffic use. Novia is for residential applications. Scuff-resistant Traffic (180 g/l VOC) is a two-part system (resin and hardener) that has the durability of moisture-cure urethanes, according to Bona, without the hazardous by-products. Naturale (210 g/l VOC) has the same durability as Traffic but after curing has the appearance of natural wood. These products should be used with Bona's sealers. Bona’s waterborne polyurethanes are Greenguard certified as part of its hardwood floor-finishing system, which also includes the company’s dustless sanding technology, fillers, sealers, and floor care products. Bona finishes are available only through certified Bona installers.

PolyWhey™ is a waterborne floor finish that uses whey protein, a by-product of the dairy industry, as a binder. These low-odor coatings contain no toxic heavy metals and have a VOC level less than 180 g/L. They provide a clear, scratch-resistant coating with twice the durability of other water-borne finishes, according to the company, making them suitable for high-traffic areas. PolyWhey finishes cover 500–600 square feet per gallon and can be applied with brush or spray gun, drying to the touch in about two hours and fully curing in about a week. Like polyurethanes, proper treatment of the floor before coating is critical to avoid uneven coats or bleed through by tannins. These coatings are available in semi-gloss or satin finish, in five-gallon, gallon, and quart sizes. The cans are made from 100% pre-consumer recycled polypropylene.
